Subleasing, Lease Assignment, and Lease Termination at Meadows Crossing

Life throws everyone curve balls sometimes. At Meadows Crossing we know that our residents have events change their lives in unexpected ways. Sometimes what they expected to do or study in college changes once they’ve explored their options a little more. Sometimes they decide not to continue on with their education. Occasionally other family or life issues come up. Life or education changes have ripple effects in terms of their careers and their current living arrangements, including the need to make arrangements to get out of a lease or sublet a room in order to move on to the next step. When our residents’ lives change, Meadows Crossing’s management tries to be as accommodating as possible in helping our residents to arrange subleasing, lease assignments or lease terminations.

Typically there are three kinds of situations our residents experience that cause them to want to change their living arrangements:

  • Students who go home for the summer and wish to sublease their rooms in order to save money
  • Students who decide not to come back to school after a semester of coursework
  • Students who decide to not move into their bedroom at Meadows Crossing

These three different situations require different solutions. We will go over how we handle them at Meadows Crossing in order to educate both our current and future residents. Ultimately, if you are unable to fulfill your lease, you will need to find someone to take over your lease. How people go about that can be different based on their situation and goals.

Subleasing

Subleasing is the arrangement that a resident makes if he is not going to be living in his apartment for a temporary period of time but plans to come back or has to move out a few months early. Usually this happens during the summer months. In this case, you need to be aware of the following:

▪ The new resident will need to fill out an application on our website. In the roommate preferences section they will need to write that they are subleasing from you.
▪ The original resident (you) will remain responsible for the Lease, and the new resident will be added to the original resident account.
▪ The security deposit will remain with the unit and be refunded back to the original resident approximately 30 days after the Lease end date.
▪ Pay the appropriate subleasing fee.

Lease Assignment

This arrangement occurs when the original resident (you) leaves for the second half of their Lease (after Fall Semester) and has a new resident take over the remainder of the Lease. In this case, you need to be aware of the following:

▪ The new resident will need to fill out an application on our website. In the roommate preferences they will need to write that the Lease is being assigned to them from you.
▪ The new resident will have a separate account, and the original resident will be removed from all obligations of the Lease.
▪ The security deposit will be refunded to the new resident, NOT the original resident.
▪ Pay the appropriate lease assignment fee.

Lease Termination

In the case of lease termination the original resident’s Lease has not yet begun, and the original resident finds someone to take over the full Lease obligation prior to the Lease start date. In this case, you need to be aware of the following:

▪ The new resident will need to fill out an application on our website. In the roommate preferences they will need to write that they are taking over the Lease obligations from you. 

▪ The new resident will have a separate account, and the original resident will be removed from all obligations of the Lease.
▪ Pay the appropriate lease termination fee.

PLEASE NOTE: If the new resident does not pass the screening, paperwork has not been signed, or the original resident fails to pay the applicable fee, the Sublease, Lease Assignment, or Lease Termination will become void and the original resident will remain responsible for their Lease agreement.

While our management makes every attempt at accommodating our residents with subleasing, lease assignment, and lease termination, we do follow the above procedures in order to make clear everyone’s responsibility to the agreements they signed.
